I gutted to studs(mostly) the 1962 brick ranch I live in now, then built it back, all in 2 months (brief period of unemployment). The demolition is by far the best part. Drywall being the worst.

I fear that if I get a lazy one that looks things up on a computer instead of actaully getting off his butt and going to look at it that it will not get appraised at what it is worth.

Appraisers are above the law, currently. Untouchable. They decide who to bless, and who to #### over. Seems completely arbitrary. Good luck.

g on the new home. It costed about $150 extra for the land appraisal and this is how they appraised it.
Value of Land = same value as purchased in 2010.

I would have done things different... like I went straight over there after work and would go out to eat at like 9 pm if I got anything to eat. But those days I would not see my wife or daughter at all except for 10 minutes in the morning. If I had to do it over again, I would have gone home first and then just gone over to the flip later.
TLR Money vs time was worth it... time missed with wife and daughter not worth it. Again, could have done better on that.
