Still got to have somewhere to put it and pay for the connections (water, sewer, gas, electric). By the time you're done with getting that situated on land, you're probably closing in on the $200k range and for the same money would be able to find a townhome or condo in the area with +/-1000 square feet. That said as someone who watches Clemson area real estate regularly...there aren't many properties for sale at any given time under the $500k mark. I get at least one letter a month from either investors or parents of students wanting to buy our condo. I keep looking for another rental property over there but they just aren't out there at the price I can make a profit with. One that I would have jumped at went under contract just a week or so ago. I won't see another worth considering anytime soon I'd bet.

to these tiny home/RV people. Really doesn't seem like a bad gig, you lease the land out and provide power/water, then you've basically got a long term tenant who might be there half the time.

Having your property value tied so closely to how well a bunch of 18 year olds play football is a scary proposition.
