Noooo don't do that. Play ignorance. If you get it inspected and it comes out that you knew about the issue but did not disclose it you can be sued by the buyers. Just play dumb and sell the house. Getting it looked at leaves a paper trail

Wouldn’t any home inspector figure it out though. He just said the hardwood separating from the base boards.

That's the risk worth taking. Either he pays $XXXXX now to fix it or he hopes the potential buyer doesn't get the house inspected or the home inspector misses it. I'd take the latter.

Had to install 19 concrete grout-enforced micropiles this time last year.
Two options:
1. See my response above
or
2. Burn house down

Serious question for tiger67 - my chimney is pulling away somewhat. I'm not worried bout it, because worst case scenario, it falls down and I have to come up with a plan.
Just for shiiiits and grins, how much did Mount Valley charge?
My backup plan is to fix myself, but I am nearly certain I will eff it up. If any homeowner could fix it his self, it would be me, but that would be my biggest challenge to date.
For real, holler at me with how much it cost from Mount Valley!
