Indeed. Real estate here is very inexpensive compared to other major cities.

There is no scarcity of land, so brand new neighborhoods pop up all the time. Without scarcity, there is no pressure on real estate prices to go up.

Houston is a unique place in many ways. One of those is most people around the country don't realize how low the cost of living is here.

Texas has no state income tax so sales and property taxes are higher to compensate.

Yes. Sky high real estate taxes make up for not having a state income tax.

In Palo Alto, CA it is $2.73 Million.

Homes sell for 3.5% over list price on average.

Very strong employment. Employers attract people from around the country and the world - so they are moving here driving prices.

Stanford University attracts people from around the world.

The peninsula, San Jose to San Francisco, is very narrow, especially because the Santa Cruz Mountains to the west constrain almost all home to a corridor that is 5 - 12 miles wide for 60 miles between two major metro areas.


It's a great place to live for many reasons. It can also be impossible if you are young and have a family. Software engineering tends to be male-dominated so you often see 3-4 young guys living to an apartment. They go out to eat every single night because none can or want to cook. So the restaurants are full every night of the week. The commercial rents are sky-high so the restaurant prices are high. So the guys are paying big prices for food and drink while living in a glorified dorm. They make $200k+ but after living like this for a couple of years they usually realize they have made a ton of money and have none left. Rent for a one-bedroom in a nice place is over $4,000/monthly. A cheap place is around $2,200+. A studio in an old house that has been converted to four or more apartments - maybe $1,800 and that's with less than a real kitchen. Like no cooking appliance and a dorm size refrigerator.

All this means you have a growing gap between families that bought in the 80's or earlier, and the new, young renters. Oh yeah, and the instant millionaires from IPO's. 30 - 40 year olds with children? Only if they are renting or they are both working great jobs with a combined income over $500,000.

But the weather is great. Tons of things to do. And if you love diversity, and I do, it can be a great place for as long as you can afford it.

And, when it rains everyone has water-front property.

We had a much needed rain in Clemson Saturday and Saturday night. Had 2" here at the house and never a downpour or runoff. A good much-needed rain that soaked in.
