Is a termite bond worth it?

Previous house was a new build. Never had a termite bond for 10 years. Just sold and everything okay.

New house had previous termite damage repaired. Planning to transfer their contract to my name. $75 transfer fee then $200/year. Figure we'll stay in this house another 10 years or so.

Located in Cootlumbia hellhole, SC. Worth it?

Is that like Termite insurance? It will take Termites a while to eat $200 worth of wood. Just call once a year for a quote you'll get a free inspection.

$250 sounds cheap. Is it a treat and retreat or is it a true bond where they repair damage?

I have a friend in the Rosewood area where the bond paid out over $80k

area? Then yes probably under every scenario. Slab? DEFINITELY. Crawl space minimum height above dirt less than 3 feet, definitely. Crawl space height above dirt (to wood) over 3 feet minimum, then probably not.

I have one and probably don't need one. Have a friend who's a termite guy. Owns a termite company in fact. Anyway, he told me that termites rarely build tubes going up concrete in a crawlspace more than 3-4 feet looking for wood. If you have a TALL crawlspace where the minimum is 4 feet or greater, then I wouldn't get one. House came with one though and I've kept it because we HAVE had termites, and the tubes have gone up just over 2 feet before.

Honestly, you can check yourself and call them when needed to treat. Heck, tack on a moisture meter and you can do their entire job when they come out to inspect. I do it twice a year myself anyway. Gives me a chance to check duct work, fallen insulation, plumbing leaks, wood moisture, and termite tubes, etc.

So short answer is yes under most circumstances. If they hit your sub-flooring it's thousands, or tens of thousands.

I work for a pest control company in northern va. never heard of a transfer fee. $200 a year is also high unless there is a baiting system in place. at that price you can just call a local reputable company to treat every 7-10 years with a great product like termidor. Liquid treatments last a good while. All termidor test sites have hit 15+ years of effectiveness.
